The Phases of Construction of a New Home

About the foundation, the next phase of the construction of a new home.

Two courses (8" to a course) of block is the minimum above grade, this creates a raised solid foundation.

New homes in Highland Green are built on a raised solid foundation using a minimum of two courses of block (16 inches) above grade.

Plumbing lines must be placed in the proper location and the county officials will inspect this stage of construction prior to the concrete foundation being poured.

The foundationThe blocked foundation is ready to plumb. The front brick skirt is standard. The concrete foundation will be a minimum of four inches thick except in the areas of load bearing walls where it can range from 8-16 inches.

The finished raised slab foundationAs a side note, it is interesting to know that because the concrete foundation acts as a thermal blanket (by absorbing the heat of the day and radiating it back as the air cools at night) the plumbing lines under a concrete foundation are better insulated against possible freeze than pipes in a crawl space foundation.

Once the slab is poured the roof trusses show up on the homesite, the framing materials will be delivered.

The walls are laid out with the bottom plate, the first stage of the framing. The wood that touches the foundation must be pressure-treated lumber.

The footer under the foundation for the walls and is bolted down by metal bolts to the foundation.
