The Phases of Construction of a New Home

About the framing, the next phase of the construction of a new home in Highland Green, Suffolk, VA.

Pre-assembled wall unitsAt Highland Green all of our homes are built with pre-assembled wall units. This form of construction is generally, more consistent quality-wise, and faster to construct on site. This allows the home to be constructed with less exposure to the elements. All openings are pre-defined and need to be adjusted at contract if changes are to be made.


Roof TrussesRoof trusses are pre-fabricated roof joists and rafter systems. Roof trusses and TJI truss joists, free builders to create larger open spaces, and allows for more creative wall placement in a home, allowing more time to be spent on interior design. Prefabricated trusses allow the house to be built faster and aid in structural integrity.


There will be visible gaps between the sheets of sheathing material that allow for expansion to prevent buckling of the roof. The entire surface will be covered by appropriate materials.

After the walls are framed and temporarily braced, plumb and straight they must be covered on the exterior with OSB.

OSB SheathingThe tan board shown here is OSB sheathing, a specially formulated meshed product created for added strength over other building materials. OSB is not subject to de-laminating. At Highland Green OSB is standard.

At this stage the windows are also set and the felt paper is put on the roof in preparation for shingles.


The cornicing is applied to the houseAlso shown is the cornicing. Cornicing is the exterior trim that not only makes the exterior of the home aesthetically pleasing but also incorporates the necessary ventilation system that keeps the temperature and moisture in check.

The shingles are a 25 year grade. The garage doors and front doors go on about this time. The house is now dried-in and the interior work can begin. Prior to this dried-in stage the weather is critical to the progress of construction.
