What is a Site Plan
A site plan is an initial physical survey drawn by the engineer prior to any construction.
The site plan shows how the house will sit on the homesite.
The site plan also provides information about zoning, setback requirements, utility and drainage easements.
Some things will be adjusted in the field, based on field conditions.
A site plan must be approved by the appropriate parties before the building permit is issued to the builder's superintendent.
At this time, if not already done, the lot may be cleared in preparation for building. Trenches are dug for the footings.
What are the footers?
The superintendent orders a stakeout on the homesite for the stakes that mark the four corners of the perimeter of the footer trenches.
Footers are the actual trenches dug into the ground and concrete is poured into the trench. This is the ground breaking stage.
There are various factors and building codes that determine the specifications for the footers, such as the depth of good bearing soil. Without digressing into Footers 101, what is important to note is that the footer provides the solid base on which the house will rest.
